Tightly held courts in the outer northeast and a strip thrust into the spotlight as the site of a recent The Block season have been revealed as househunters’ favourite streets in Melbourne.

Only one residential sale was reported in this tightly held strip last year — the $2.332 million transaction of 16 Kyrenia Court, CoreLogic records show. The five-bedroom house on about 4000sq m was marketed by selling agency RT Edgar as “a masterpiece of modern architecture”. Realestate.com.au data shows there were just 11 listings on the street in the three years to November 30. They attracted an average of 16,326 views, making the court Australia’s most popular street of the period.

Roseburn Court, Lower Plenty: 13,104 per listing

8 Roseburn Court, Lower Plenty was one of only 10 listings on the street over the past three years.

Listings in this court, nestled in Lower Plenty’s prestigious acre precinct, have attracted more than 13,000 views on average on realestate.com.au in the past three years. There were only 10 of them in that period, showing how tightly held the strip is. Realestate.com.au records show a six-bedroom resort-style property at No. 8 was the only one to sell in the street in 2018. Its price has been withheld.

Regent St, Elsternwick: 12,802 views per listing

46B Regent St, Elsternwick appeared on The Block 2017 and resold in 2018.

Being home to The Block 2017 ensured this Elsternwick street racked up views on realestate.com.au in recent years. Contestants Sticks and Wombat’s creation at 46B Regent St resold in 2018 for $2.83 million, after passing in at auction at $2.66 million. The property’s position near top schools including Caulfield Grammar was a major drawcard for the buyers, a young family from Melbourne’s southeast, The Agency selling agent Michael Paproth said at the time. Realestate.com.au said there were 40 listings on the street in the past three years.
